Vacation Rental Ordinance

After many years of litigation the City of Key West has finally made its ruling that rentals of less than 30 days are not allowed in Key West unless the property has a transient occupational license.  We have now designated  those properties with a license from those that do not by inserting an asterisk next to the properties that can be rented for less than a month.

On the properties without licenses we will have to write all contracts for a 30 day time period regardless of how long you as the guest will stay in the property.  We understand that not many persons will be able to stay an entire month but may elect to rent the property anyway.  In other words, if you only want a weeks rental the contract would still have to be written as if you were staying an entire month and no other tenants would be able to occupy the property during those dates.  Being that this is a recent ruling, we are still in the preliminary stages of determining prices.  We are  offering extensive discounts for a months stay to make the homes without licenses still desirable.

The lawyers that are fighting this ordinance have not exhausted all of their resources.  There are a few lawsuits that are still in litigation.  The outcome of these cases could turn the current ruling for the positive.  We are unsure when this would occur and are anxiously waiting.
